March Work Report

Contents Corner

The drilling machine we purchased for drilling all the holes for the seismic retrofit is here. It is a DD100 wet or dry coring drill that drills precision matched anchor holes for stainless steel anchor bolts that are set into the stone using Hilti’s HVA Epoxy Anchoring System. This is all part of the seismic retrofit for Contents Corner. A 3/8” pilot hole is drilled first, and then we come back with the 5/8” coring bit and drill to a minimum depth of 4 inches into the stone. We then come back and blow out the holes with low pressure air, dry fit the anchor bolts, cut them if necessary, inject the Hilti Epoxy into the holes and set the anchor bolts. They are allowed to cure over night, and then we fasten the HD2A anchor brackets to the anchor bolts. These in turn are fastened to the 2x4 framing on 2-foot centers. There are approximately 300 holes to be drilled, and we’re about 2/3’s of the way done with the process. After the anchor bolts are installed, and the Electrical is roughed in, we will sheath the walls with 5/8” plywood to produce a ‘shear wall’. This creates a box in a box, will help support the building, in case of a seismic event.

Other work completed at Contents Corner includes re-installation of the windows and doors as they become available. One of the penetrations for electrical conduit was completed. This involved removing stones from the wall to allow enough room for the conduit. This is no small feet, because these stonewalls are 20 inches thick and not very stable. Extreme care must be taken when making a penetration like this through this type of structure. We will have more of them to do to accommodate more electrical conduit.

Work has been started on the back porch of Contents Corner as well. The walls have been finished on the inside and the floor is being replaced with new planking as well. This has to be done before the electrical panel can be installed.

The Crew has removed all unnecessary tools and materials from the building to ensure a safe and secure working environment for the electrical contractor. Service Electric got the bid for the job. This is good for us in that James, done the electrical work for us at the Bonanza Inn. It’s nice to work with familiar people who understand the special requirements of working on Historic Structures. We all look forward to working with James again.

Jewelry Store {next to C.C.}

The new treated 4x4 stringers have been installed in the Jewelry Store. These are part of the new floor the Crew is installing .The holes for the footings have been dug as well. These footings are for the steel bent that is to be installed just inside the façade of the Jewelry Store. This is part of the seismic retrofit for Contents Corner. After the concrete is poured for the footings, the bent will be assembled by the Crew and attached to the steel in the Conference Room on the second floor of Contents Corner. When all of this work is completed the floor planking will be installed in the Jewelry Store, the new electrical service will be brought in, and the building will be ready for the concessionaire.

Gilbert Brewery

The Crew completed a ‘grid’ of the Hops Tower. This is a method of using the laser level and plumb bobs to take exact measurements. This tells us how far out of square the structure is, how far out of plumb the corners are, how much the floor is buckled, how much the structure has ‘twisted on it’s axis and so forth. All of this information has been sent to Ken Seivert, who will use it to help determine a possible stabilization plan for the structure.

The roof was inspected during the spring thaw. The countless leaks were identified and marked with pin flags to assure special attention by the roofing contractors when they put in their bids. This roof will need special care to assure it is flashed correctly in the many areas of concern.

Other

The Crew, along with other staff, attended our annual CPR training on the 25th of March. Everyone who attended had a good time, and we all passed the course. Other safety training is planned for fire awareness, preventing slips and trips, as well as proper lifting techniques.
